What are the NSW planning reforms in 2026?

The short version: the NSW Government is rewriting how homes get approved. The Housing Delivery Authority is being enshrined in law, a new Development Coordination Authority becomes a single front door for DAs, complying development pathways are expanding so more projects skip exhibition, and a new Targeted Assessment pathway sits between a full DA and complying development. The EP&A Act's objects now include housing delivery, climate resilience and proportionality for the first time, and more than 100 separate community participation plans are being replaced by one.

  • State-led rezonings are live. The Woollahra and Edgecliff proposal for about 9,400 new homes was on public exhibition from 8 September until 5pm on 7 October 2026 (NSW Government; reported by realestate.com.au, September 2026).
  • What changes for you: which assessment pathway a project uses decides whether you get notified and whether you can object. Complying development generally carries no exhibition or objection rights; full DAs still do.

Where Redline sits among the real alternatives

Three established options exist today. Each does something we do not, and each leaves a gap this desk is built to fill. Prices as published on their sites at research time (October 2026); verify current pricing on their sites. Nothing below is estimated.

Does well: free email alerts for individual development applications near an address, with a submission link per application.

Leaves out: it tracks applications, not the policy layer above them. No rezoning-proposal alerts, no planning-reform summaries, no plain-English translation of what a proposed change would alter, and no deadline attached.

Landchecker (landchecker.com.au) STANDARD: A$82.50/MO PER USER · REPORTS A$24.90 INC GST

Does well: national map of planning zones and overlays, aerial imagery, document searches, and pending, approved and rejected permit and DA data. Ten permit/DA alerts are included on the Standard plan.

Leaves out: built for professionals at professional prices. It shows what the controls are today, not what a proposed reform would change. There is no plain-English redline of proposed amendments for an ordinary owner or buyer.

Archistar (archistar.ai) BASIC: A$95/MO BILLED MONTHLY · ONE STATE · PRICES INCL GST

Does well: AI generative 3D design, feasibility calculators, due diligence reports, and site-finding tools for development opportunities.

Leaves out: a developer tool at developer prices. It does not monitor planning reforms or rezoning proposals for consumers, and it does not issue plain-English alerts with submission deadlines.

The gap we own: nobody above sells ordinary owners and buyers a monitored feed of proposed planning changes, translated clause by clause into plain English, with the deadline to be heard attached. That is the whole product.

The notification safety net is also thinning. Under NSW's Community Participation Plan, councils no longer send notification letters for some common development types, including new houses, dual occupancies, and alterations and additions (per North Sydney Council's September 2026 public notice). Fewer people find out. The desk exists for exactly that moment.

How we built this

Everything we claim cites an official source. Here is exactly where alerts come from and what we do with them.

  • Sources: exhibition notices on the NSW Planning Portal, council exhibition pages, and public announcements from the NSW Department of Planning, Housing and Infrastructure. Sources checked 4 Oct 2026.
  • Every alert links the official exhibition document. That document is the source of truth; our redline is a reading aid, not a replacement.
  • We mark up changed clauses only (current vs proposed) and attach the submission closing date. We never invent exhibition references, dates, or clause numbers.
  • The sample alerts and the 60-second viewer on this page are synthetic, labelled as such, and exist only to show the shape of a real alert.
  • This methodology is reviewed whenever the watching process changes, and the check date above is updated at the same time.

What does an alert actually look like?

Is this legal or planning advice?

No. Redline provides general information only: redlined alerts about publicly announced planning matters. It is not legal advice, not planning advice, and not a substitute for a town planner or solicitor. Verify against the official exhibition documents for real decisions.

Where does the information come from?

Official state planning portals and public exhibition notices. Every alert links the official source document. The official document is always the source of truth; our alert is the tap on your shoulder.

Which states are covered?

NSW at launch. Other states are labelled "not yet" until we can watch them reliably. We never claim to watch what we cannot see.

Will you alert me to every development application near me?

Development-application signals are included on Property Watch and Portfolio. Suburb Watch focuses on rezoning proposals and planning reforms: the bigger structural changes. No tier promises exhaustive coverage of every minor application.

Don't councils already notify me?

Councils notify the immediately affected owners, typically the adjoining ones, and only once a proposal is on exhibition. Redline watches earlier and wider: reform announcements and draft amendments across your whole watch area, redlined into plain English with the submission deadline attached.

Can I object to a proposal through Redline?

No. We are a monitoring service, not a lobbying or objection service. Alerts link the official exhibition page where submissions are made, so you participate through the proper channel.

When does billing start?

Only after the register reaches 80 watchers and you confirm your tier. Reserving now costs nothing and commits you to nothing. Monthly tiers are cancel-anytime once billing starts. See the refund and cancellation terms.

Do I pay anything when I reserve?

No. The order summary on the checkout page shows A$0.00 due today, and this site does not collect card or payment details at all. Pre-launch, your reservation stays in this browser: nothing is transmitted or stored because the register backend is not connected yet. Once it goes live, reservations record your email, suburb, and tier choice, and billing starts only after the 80-watcher gate is met and you confirm your tier by email.

How do I cancel?
